General Questions
Peza Nyumba is Zambia's property listing platform that connects property owners and agents with people looking to buy, rent, or lease properties. We offer verified listings across all 10 provinces of Zambia, covering everything from residential homes to commercial spaces and agricultural land.
Yes! Browsing properties and listing your property is completely free. We only charge for premium features like accessing owner contact details. You can either purchase a subscription for unlimited access or pay per contact for individual properties.
Unlike social media groups, Peza Nyumba offers: verified listings with ownership checks, structured search and filter options, property images in organized galleries, protection against common scams, and a professional platform designed specifically for property transactions. Social media groups often have outdated listings, no verification, and higher scam risks.
For Property Seekers
To contact a property owner, you need to either subscribe to one of our plans or purchase individual contact access. Once you have access, the owner's phone number and email will be revealed, and you can contact them directly to schedule viewings or discuss terms.
No! According to the Zambia Institute of Estate Agents (ZIEA), clients should never pay viewing fees. Any agent or landlord demanding payment before showing you a property is likely attempting a scam. Walk away and report them to us.

Standard estate agent commission fees in Zambia typically range from 3% to 5% of the property's selling price. This is negotiated directly between you and the agent. For rentals, agents may charge one month's rent as commission. Always agree on fees in writing before engaging an agent's services.
For Property Owners & Agents
Simply create a free account, click "List Property," and fill in your property details. You'll need to upload at least 3 photos of your property. After submission, our team will review and verify your listing before it goes live. This usually takes 24-48 hours.
No, listing your property is completely free. We never charge property owners or agents to list their properties. Our revenue comes from property seekers who pay to access contact details.
To get verified as an estate agent, you'll need to provide your ZIEA (Zambia Institute of Estate Agents) registration number and supporting documentation. As required by the Estate Agents Act No. 21 of 2000, only ZIEA-registered agents can legally operate as estate agents in Zambia. Verified agents receive a trust badge on their listings.
Most listings are reviewed and verified within 24-48 hours. Complex listings or those requiring additional documentation may take longer. You can track your listing status in your dashboard. If your listing is rejected, we'll explain why and how to fix it.
Payments & Subscriptions
We accept mobile money (MTN, Airtel, Zamtel) and debit/credit cards through our secure payment partner Lenco. All payments are processed in Zambian Kwacha (ZMW).
Subscription fees are generally non-refundable. Contact reveal purchases are non-refundable once the contact information has been revealed. However, if you experience technical issues preventing you from using the service, contact us at peza-nyumba@gmail.com and we'll work to resolve it.
You can cancel your subscription anytime from your account settings. Your access will continue until the end of your current billing period. We don't automatically renew subscriptions, so you won't be charged unless you manually renew.
