Everything you need to know about creating, managing, and categorizing property listings on Peza Nyumba.
Property Categories
Choose the right category for your property to ensure it reaches the right audience.
Residential
Properties intended for long-term living. Select this for homes people will live in as their residence.
Accommodation & Hospitality
Short-term stays and student housing. For travelers, tourists, and students.
Commercial & Business
Properties for business use. Retail, office, and industrial spaces.
Land & Farms
Undeveloped land and agricultural properties.
Transaction Types
Select the right transaction type for your listing
For Sale
Property ownership transfer. One-time purchase price displayed.
For Rent
Periodic rental payments. Specify rent frequency (monthly, weekly, daily, etc.)
For Lease
Long-term leasehold arrangements. Specify lease term (1 year, 5 years, 99 years, etc.)
Choosing the Right Category
Sometimes properties can fit multiple categories. Here's how to decide.
House rented to students vs. Boarding House
Rule: If you're renting the entire house to a family or group as their home, choose Residential > House. If you're renting individual rooms to multiple unrelated people (typically students), choose Accommodation > Boarding House.
Apartment vs. Bedsitter vs. Single Room
Rule: It's about the facilities included.
Guest House vs. Lodge vs. Hotel
Rule: Based on size and services.
Shop with Living Quarters
Rule: List based on primary use. If it's primarily a shop with accommodation above/behind, list as Commercial > Shop and mention the living quarters in the description.
Plot vs. Land vs. Farm
Rule: Based on size and current use.
Listings in Wrong Categories
If we notice your listing is in the wrong category, here's what happens:
Notification Sent
We'll notify you via email/SMS that the category needs to be changed.
Self-Correction Period
You have 48 hours to edit the listing and select the correct category yourself.
Admin Correction
If no action is taken, our team will move the listing to the correct category.
Repeated Violations
Repeatedly mis-categorizing listings may result in account warnings or restrictions.

Prohibited Listings
These types of listings are not allowed on Peza Nyumba

Properties you don't own or have authority to list
You must have legal right to sell, rent, or manage the property

Fake or misleading listings
Photos must be of the actual property, prices must be accurate

Properties in legal disputes
Cannot list properties with unresolved ownership disputes

Duplicate listings
Same property cannot be listed multiple times

Timeshare or fractional ownership
We only support full ownership or rental listings

Non-property listings
No vehicles, equipment, or other non-real estate items
